Zoning Board approves special permit for Harding Street home additions
Zoning Board of Appeals · Meeting of January 14, 2026
Medfield Zoning Board approves special permit for Harding Street home expansion. The board voted unanimously on January 14 to authorize Andrew and Jennifer Montone to build a garage, primary suite, and family room at 164 Harding Street, increasing nonconforming lot coverage from 24.51 percent to 27.88 percent before mitigation. Proposed Cultec stormwater systems will reduce effective lot coverage to approximately 21 percent, improving drainage conditions compared to current status.
Chair John J. McNicholas, Associate Member Kristine Barton, and Associate Member Jared Spinelli approved conditions encouraging sump pump connection to the system if feasible and ensuring compliance with town construction-hour rules. The board separately continued the 32 Farm Street pool hearing to February 25 and scheduled a peer-review site visit for January 21, with written submissions due February 20.
