Zoning Board approves Chase Bank special permit with parking conditions

MEDFIELD — Zoning Board of Appeals unanimously approved a special permit for JPMorgan Chase to build at Shaw's Plaza on Main Street, finding proposed parking of 374 spaces adequate despite representing only 69 percent of zoning bylaw requirements. Chair John J. McNicholas and members William McNiff and Jared Gustafson conditioned the permit on a floor of 370 spaces, permitting reduction only for Fire Department emergency-access adjustments.
Peak parking-demand studies showed 233 occupied spaces during Saturday-before-Thanksgiving conditions; with the bank, applicant traffic would add approximately 16 spaces to demand, resulting in roughly 67 percent utilization of the 370-space floor. Maria De La Fuente, Land Use Director, presented Planning Board conditions requiring detailed construction management, snow removal within 24 hours, and two Fire Department inspections before occupancy to ensure emergency-vehicle circulation.
