Rosebay 40B project advances toward June 18 hearing close.
Zoning Board of Appeals · Meeting of June 3, 2026
Medfield ZBA continues 40B affordable housing project toward June 18 close. The board, led by Chair John J. McNicholas, reviewed revised site plans from Medfield Limited Partnership for the 45-unit Rosebay development at 30 Pound Street, with engineer Daniel Merrikin detailing fire truck access improvements, parking increases to 56 spaces, and enhanced screening along the school property line.
Tetra Tech consultant Steve Bouley identified two remaining technical items to be addressed as conditions: formal landscape plan details and crosswalk location on final plans. Fire Department signaled approval of latest revisions as of June 3. Approval would bring the town's Subsidized Housing Inventory to approximately 10.2 percent, above the 10 percent state threshold and resolving Chapter 40B application pressure in Medfield.
The board will deliberate July 15 at 2:00 p.m.
