Planning Board refines mixed-use overlay draft for downtown Medfield

Planning Board · Meeting of February 10, 2026

Medfield Planning Board refines downtown mixed-use zoning overlay draft ahead of hearing. The board reviewed Version 9 of a proposed overlay district designed to encourage mixed-use development in the downtown, with revisions to the district map and parking standards. Vice Chair Seth Meehan chaired the session in the absence of Chair Teresa James and member Paul McKechnie, both recused due to property ownership within the overlay district.

The board confirmed a maximum building height of 35 feet and 15 percent affordable housing requirements for projects exceeding seven units. Director of Land Use Maria De La Fuente is preparing for a public hearing scheduled March 16 on both the overlay district and sign-related amendments.
