Planning Board backs sign changes and mixed-use overlay district

Medfield Planning Board votes to advance two zoning amendments to Town Meeting. The Board unanimously recommended a sign bylaw that increases home occupation signage to four square feet and establishes a 3.5-footcandle illumination limit. By a 3-0 vote with two members abstaining due to property interests, the Board endorsed a Mixed-Use Overlay District to boost non-residential tax revenue from 4 percent to 10 percent.
The overlay permits mixed-use development by special permit and includes building design standards, density up to 20 units per acre, and 15 percent affordable housing for projects with seven or more units.
